What is a home inspection?

A standard home inspection includes the visual investigation of the condition of components in a system of home at a particular time. This includes: exterior, roof, structure, HVAC, electrical, plumbing, insulation and interior. TLDR; A professional looks at a house and tells you the significant, visible things wrong with it.

What isn't a home inspection?

A home inspection is not technically exhaustive, invasive, insurance or codes inspections or an appraisal. Recreation components, Radon, Mould, Air Quality and Septic inspections are outside the scope of a standard home inspection. TLDR; If concerns that are outside an inspection are observed, a specialist will need to be contracted for further analysis.

What about thermal imaging?

Thermal imaging is useful for finding things like water leaks, and inconsistent insulation in places that are not visible. I will perform a check of the house with a thermal camera to find potential deficiencies.

How long is the inspection?

I let the house decide how long an inspection will take; typically a minimum 3 hours. This will depend on the size and condition of the home. Then I write the report; the other 50% of the inspection, and usually the part you care about!

Why should I get an inspection?

Many contracts require a inspection as part of the home buying process, or you might want to figure out what needs to be fixed to get the most money when you sell! All houses have deficiencies, homes previously loved and new construction, and you know a little more of what to expect after an inspection.

How much will that cost to correct?

I would recommend inquiring with qualified contractors to give a few estimates. By law, a home inspector cannot give estimates for anything found during a home inspection.
